Island Living: Made Extraordinary
Thank you for choosing CZ Estate for your Second Life home. Buying one of these tropical/island themed parcels from us indicates that you have read and agree to the following:
1) These regions are commercial/residential with structures no more than 40 meters high in total. Sky boxes must be placed at 300m or higher. Structures must be a minimum of 4m from any lot line, and must not block waterways in any way.
2) No clubs without prior approval from Estate Management. We strive for a low lag environment for all our customers.
3) Signs on your property, to include for sale signs, are acceptable provided they do not rotate, hover, or otherwise impede the view, or island atmosphere for your neighbors. We have approved for sale signs available on SLX and onrez.

4) These sims have a Mature rating. This rating comes with the premise that it is to be considered a family area with mature content to be kept in the confines of ones business.

5) Rental properties are acceptable, however your residents must be aware of, and abide by the covenant.
6) All structures must be kept within the boundaries of ones own land.
7) Landscaping must not hang over, or otherwise encroach, on a neighbor's property. This includes "grass" platforms that extend to the edge of the land. Remember, these are tropical islands. If you are inclined to have a "lawn", platforms above 300m are acceptable.
8) All terraforming must be approved by management.
9) Waterways must be left intact and clear.
10) Land parcels must not be divided or joined and may only be sold as a complete plot.
11) There are to be no sandboxes.

12) These are resort communities, please keep the architecture and landscaping in tune with the area. Estate Management (Zane Kleene and/or Cesta Bohemia will have final say in any disputes.) ie: no castles, treehouses, gor'ish structures or anything else not in tune with a resort community.

13) Please be considerate of your neighbors when using scripts or scripted objects, management reserves the right to insist on any script or scripted object be removed.
14) Only approved security scripts (approved scripts are ones that you have asked Zane Kleene or Cesta Bohemia about and we gave you permission to use in writing) are allowed. If you have a concern, please consult with management about placing any offenders on the Estate ban list. Please only use Access bans as a temporary measure, and talk to us about other solutions. There should be no security fences on any property. This is a free flying environment and all air and waterways MUST be left open for everyone's enjoyment. Ban lines constitute immediate reclaim of property to be returned to the owner for a L$2500 fee. More information on the FAQ page.
15) These regions are to be a safe place to live and play; no harassment, stalking, littering or other anti-social behavior.
16) You are responsible for the behavior of any guests that you invite to the region.
17) These are not combat regions, therefore combat is prohibited. Please leave your parcel set to 'Safe (no damage)', and no pushing.

NOTE: ALL LAND SALES ARE FINAL WHEN THE PURCHASE IS MADE AND $L HAVE BEEN PAID. NO EXCEPTIONS & NO REFUNDS. BE CERTAIN YOU ARE BUYING THE LAND THAT YOU WANT.

Monthly land tier fee must be paid via PayPal directly to us from the Commercial Tier page within 24 hours of land purchase or the land will be reclaimed with no refund provided.

The theme of all CZ Estate sims is tropical beach/resort life. Please check with other residents, or management as to what build type is acceptable. Builds should be classified by all residents as tropical, beach or resort style homes. (ie: no castles, high rises, gothic or gorean type structures, tree houses, etc.)
If you are purchasing a home and are unsure if it fits within the covenant, feel free to IM Cesta Bohemia or Zane Kleene.

Any build or structure placed above 300 meters is exempt from the covenant guidelines, as it is the ground view that is protected.

 

This covenant constitutes a contact between you and CZ Estates. By becoming a resident on a private sim owned by CZ Estates, you agree to abide by the terms of the contract.
Breaking these terms, or the TOS of Second Life constitutes a breach of contract. This may lead to the termination of the contract. Termination of contract because of a violation of the covenant becomes effective immediately. There are no refunds in this case. Depending on the violation you may be banned from CZ Estate sims.
CZ Estate Management reserves the right to evict or reclaim land for non-compliance or non-payment with no refund given.

These conditions may be added to, or amended by Management at any time without prior notice. Tier rates can be adjusted at any time however, we will commit to a 2 week notice prior to any upcoming increase in tier.

Zane Kleene reserves the final word on any dispute.
